Object & Parameter based Schematic Estimation Model for Predicting Cost of Building Interior finishings (오브젝트-파라미터기반 건축마감공사비 개산견적 모델)

  • For deciding the profitability and feasibility of the construction project, the schematic estimation has to not only link the design decision-making but also estimate the cost with reliability. The prototype-based schematic estimation system was developed for easily linking with design-making and supports to evaluate the design alternatives in the design development stage but didn't consider the cost estimated by parameter and additional work items by users. This research presents the object-parameter based schematic estimation model in the design development stage that can lead to accurately estimate the cost by using historical data from the high-storied office buildings. For the development of the proposed model for schematic estimation, after analyzing and classifying the work items from the Bills of Quantities(BOQs) and drawings of historical data, this research proposed the methods of estimating cost in accordance with attributes of each work item. In addition, a case study is performed for the effectiveness as comparing the previous estimating method with the proposed model.

A Study on Simplified Payment Method by Progress Measurement for Specified Activity - Focusing on Construction of Eco-River (대표공종의 선정을 통한 약식 기성 산정 방법에 관한 연구 - 자연형 하천공사를 중심으로)

  • In domestic public works, there are several problems in the measurement of payments based on the bill of quantity, which doesn't match with the activity progress rate, heavy paper works and complicated procedures. It can be classified formal and simplified method. By using the simplified method, it can be solved many problems by summarizing the procedure, but is not generally used. This paper proposes a payment method by progress measurement for specified activity based on WBS(Work Breakdown Structure) verifying efficiency which reduced cost account and advanced work on payment compare to method of domestic public works using the data about construction of eco-river. This method will be an important contribution on being a base for cost-schedule integrated management which were verified and also improving efficiency on measuring payment.

  • Construction accident rates are reflected in the pre-qualification of public construction projects in order to prevent accidents and facilitate the safety management of construction companies. However, the construction industry is still experiencing an increase in accident rates. Hence, there is a need to strengthen existing safety evaluation systems and requirements in public construction tendering. The objective of this study was to acquire and provide basic data for benchmarking to select tenderers in domestic public construction projects. In Singapore and Japan, safety evaluation systems and requirements are applied based on various aspects in order to screen tenderers. These evaluation systems include safety regulations and institutional requirements, as well as safety performance and safety management plans of respective construction projects. This study recommends that korean public construction projects also apply similar safety evaluation systems which include comprehensive safety criteria in order to decrease accident rates in the industry.

Analysis of the Work Breakdown Structure and Cost-Rate for Small Interior Works in Apartment (아파트 소규모 인테리어공사의 공종별 분류와 보할의 분석)

  • The research, based on 200 cases of small interior works in6 different floor area types of apartment in Busan, intended to compare the architectural work with the breakdown structure and analyze the cost of general small-scale interior work, by work type. The outcome of the research is outlined as follows. (1) Given the cost of small interior works for apartmentsranges from 10 million to 15 million won, which correspond to apartments ranging in size from $79.2m^2$ (24PY) to $105.6m^2$, it is necessary to implement a cost analysis for material cost and labor cost for these two types. (2) Given that small interior work for apartments comprises mostly finishing work, unlike the categoriesof general architectural work, it is more reasonable to classify the works into 9 categories,which include embellishment, wood, tile, paint, metal, toilet, sink & furniture, electric & mechanical and other works, instead of the 22 divisions stipulated in the Korean Architectural Standard Specification. (3) After reviewing the average cost of small interior work and rate by floor area, it was found thatthe average cost of 24PY was 10.5 million won, of which metal work accounts for 12.8%, embellishment work 17.8%, and toilet 19.7%, while sink & furniture appeared to be the highest with 22.1%, while for 32PY, average cost was 12.5 million won,which comprises 7.4% wood work, sink & furniture 20.2%, toilet 23.4% and embellishment work the highest at 28.6%, indicating that embellishment work accounts for the greater portion.

  • The information of works performed by labors can be used for analyzing project status related to schedule, cost and productivity, etc. The purpose of this research is to develop a computer-based system by the application of PDA and barcode technology in order to measue and monitor the amount of workforce resources, works done and productivity. It is anticipated that the effective use of the devepoped system would be able to effectively assist the schedule planning and management for present and prospective construction projects.

  • The change in environment of construction industry and the advancement of information technology require the improvement of construction project efficiency. However, construction industry still lacks performance-measuring tools that are the requirements of efficient project management system. In case of the schedule management system, schedule is usually being managed by result-oriented measurements such as completion time, spent cost, and progress rate, which are not good enough to control the overall continuity of work-flow. This research aimed to systemize the overall construction process and to develop the indicators for measuring performance of TACT activities during finishing work period that can contribute to the systemization of TACT management.

  • This study purposed to derive a model to estimate appropriate construction costs for the application of the estimation system based on historical construction data. For this purpose, it analyzed data ($1999\sim2004$) on the construction costs of reinforced concrete apartments (Long-Lamina-type apartments), which have been highly standardized and have a lot of relevant objective data using statistical analysis techniques and developed an estimation model.

  • 발전소주변지역 지원사업은 발전소주변지역의 개발을 지원하여 지역사회와의 유대를 강화함으로써, 지역이기주의의 심화 등으로 날로 어려워지고 있는 신규발전소 건설입지를 적기에 확보하고 원전 등 기존 발전소의 원활한 운영을 도모하기 위하여 한국전력공사에서 90년부터 시행하여 왔다. 특히 95년에는 지원법을 획기적으로 개정하여 지원금 규모를 전기판매 수입금의 0.5$\%$ 이내에서 0.8$\%$ 이내로 대폭 증액시켰다. 또 사업내용도 다양화하여 종전에 시행해 오던 소득증대사업$\cdot$공공시설사업 및 육성사업 외에 원자력발전소주변지역에 대한 전기요금 보조, 주민복지지원 융자, 기업유치 융자 및 발전소 건설지역에 대한 특별지원사업 등을 추가로 시행하게 되었다. 본고에서는 90년부터 시행한 지원사업실적과 96년도 지원사업계획을 중심으로 발전소주변지역 지원사업의 내용을 살펴본다.

  • 한국전력공사에서는 전압원 인버터형 FACTS 기기인 UPFC를 전남 강진군 강진변전소에 설치 (2003. 5. 23준공) 운전하였다. 강진 UPFC는 한전과 (주)효성이 공동으로 투자하고, 지멘스와의 기술제휴를 통해 개발하였으며, 40MVA 병렬인버터, 40MVA 직렬인버터로 구성되어 총 80MVA 용량이다. 현재 병렬인버터는 강진 모선전압 제어, 직렬 인버터는 강진-장흥간의 조류제어에 기여하며, 상용운전 중이다. 본 논문에서는 강진 UPFC 준공 1년여를 맞이하여, 그 동안에 발생한 이벤트 및 운전실적을 분석하였다.
