  • 건설분야 수량산출정보의 연계 및 교환을 위한 디지털 수량산출정보 교환표준과 지방국토관리청의 도로관리관점에 따라 구성된 작업분류체계를 바탕으로 도로분야 수량산출정보를 지원도구를 통해 생성한다. 건설사는 지원도구에서 작성한 도로공사 수량산출정보를 건설사업관리시스템에 등록함으로써 공정 공사비 관리에 활용하고 있다. 본 연구는 공정 공사비의 통합관리를 통해 실질적인 사업관리가 가능하도록 10개 도로건설공사 시범사업을 선정하여 문제점과 개선방안을 도출하였다.

  • This paper shows the calculation system of construction cost rate to telecommunications engineering service that is based on the tenth article of the Engineering Technique Promotion Law. The existing construction cost rate had been calculated using the experiential statistics or quoted the foreign construction cost rates. This paper apply the theoretical method to calculate the construction cost rate instead of the existing method. To calculate it more reasonably, this paper apply the characteristic own of the current construction cost rate. The result of this paper can be introduced to calculate the construction cost rate for the telecommunication engineering service.

  • The objective of this paper is to provide an approximate cost estimating model for tunnel that can be utilized both in quick construction cost estimating for design alternatives, and in evaluating efficiently the cost effects according to the environmental changes during design and construction stage. To meet this requirement, this study analyzes critical cost factors influencing tunnel construction costs. The cost factors include 7 elements such as rock drilling method, advancing method, type of detonator, loader capacity, unit weight and soil volume change factor, length of tunnel. This paper investigates the cost variance according to the change of the cost factors. The result is expected to be used in formulating approximate tunnel cost estimating model.

  • To establish an infrastructure for technology and information in the domestic construction industry, several construction regulations pertaining to construction information have been institutionalized. However, there are major problems with the domestic information classification system, earned value management (EVM) and project management information system (PMIS). In particular, the functions of the current PMIS have consisted of a builder-oriented system, and as EVM is not applied to PMIS, the functions of reporting, analysis and forecast for owners are lacking. Moreover, owners cannot confirm information on construction schedule and cost in real time due to the differences between the EVM and PMIS operation systems. The purpose of this study is to provide a framework that is capable of operating PMIS efficiently under an e-business environment, by providing a proposal on how to establish a work breakdown structure (WBS) and an EVM - PMIS integration model, so that PMIS may provide the function of EVM, and stakeholders may have all information in common. At the core of EVM - PMIS integration is the idea that EVM and PMIS have the same operation system, in order to be an activity-based system. The principle of the integration is data integration, in which the information field of an activity is connected with the field of a relational database table consisting of sub-modules for the schedule and cost management function of PMIS using a relational database management system. Therefore, the planned value (PV), cost value (CV), actual cost (AC), schedule variance (SV), schedule performance index (SPI), cost variance (CV) and cost performance index (CPI) of an activity are connected with the field of the relational database table for the schedule and cost sub-modules of PMIS.

  • When managers predict exact construction cost at early stage and design phase, they can reduce construction cost in a more efficient way than to predict at construction stage. But present of public construction cost estimation and management almost after the construction documents design phase. Therefore, construction cost management in the early stage and schematic design phase to generally use approximate estimating is not correct. Accordingly, this study analyze problem of current cost estimating method and a concrete cost plans make using case information of actual cost to analyze in schematic design phase. Possible to check going on the suitable design, this study conducts the preliminary research for the development of cost estimating model.

  • 건설현장이 공사비 대금지급, 공사비 변경요청, 실정보고 등과 같은 중요한 공문일 경우 직접 방문하거나 이메일 등을 통해 공문초안을 사전에 발주청에 보고하고 검토를 받은 후 건설사업관리시스템을 이용하여 공문으로 발송한다. 본 연구는 건설사업관리시스템을 이용하여 발주청과 건설현장간에 온라인으로 공문을 사전검토 및 승인 반려할 수 있도록 공문 유통 방식을 개선하고자 한다.

A Study on the Prediction of the Construction Cost in Planning Stage of Local Housing Union Project (지역주택조합사업 기획단계의 공사비 예측에 관한 연구)

  • The accurate prediction of construction cost is a key factor in a project's success. However, it is hard to predict the construction costs in the planning stages rapidly and precisely when drawings, specifications, construction cost calculation statements are incomplete, among other factors. Accurate construction-cost prediction in the planning stage of a project is also important for project feasibility studies and successful completion. Therefore, various techniques have been applied to accurately predict construction costs at an early stage when project information is limited. There are many factors that affect the construction cost prediction. This paper presents a construction-cost prediction method as multiple regression model with seven construction factors as independent variables. The method was used to predict the construction cost of a local housing union project, and the error rate was 4.87%. It is not possible to compare the cost of the project at the planning stage of the local housing union project, but it has high prediction accuracy compared to the unit price of an existing unit area. It is likely to be applied in construction-cost calculation work and to contribute to the establishment of the budget for the local housing union project.

  • The importance of cost management in early stage has been increasing due to market change and competition severence in construction industry. Because the adjustable budget is only 20% after finishing design stage, the critical decision is made in the early stage. However, in the early stage, the design information is not enough to make crucial decision. Therefore, this research suggests the predicting method on the purpose of accurate cost estimation. The parametric estimation is appropriate for the early stage, especially it has the strength of rapidity in cost estimation. This research analyzes 84 actual data of public apartment on the scale of $11{\sim}15$ stories, and then performs the correlation analysis between cost and influence factors. After eliminating the parameters which causes the problem of multicollinearity, this research derived the formula through the multi-regression analysis.

  • This study suggests an attribute code system for earned value management system (EVMS). The attribute code system can be used for integrating various EYM data from construction schedule and cost. If the suggested attribute code is used in EVM, sorting and typical classifying of EVM data is possible in the computerized system. Those functions are an effective management tool for construction manager comparing with other EVM tools.
