Technology Valuation Evaluation Model of Decision Making System using Income Approach for Commercialization in LNG Plant Construction (수익접근법을 활용한 LNG 플랜트공사의 의사결정지원시스템 기술가치 평가)

  • The proportion of investment in national R&D projects in construction and transportation has been increasing continuously; in terms of the size of R&D projects, there are many medium- to large-sized projects of over KRW 10 billion. However, in spite of such continuous increase in R&D investments, there are many technologies developed but not commercialized, i.e., the quiescence of technology. Accordingly, it is necessary to link the R&D results to commercialization by expanding the scope of R&D projects. In this context, this study presented objective reference prices to be used in contracting/transacting technology and implementing commercialization strategy by conducting technology valuations against on-going research projects with earnings approach, and by estimating value of patented technology. Sum of free cash flow (business value) that can be generated during the life of the technology was estimated as KRW 512 million by reflecting a discount rate of 16.34% to convert it into the present value. In addition, the technology value was computed as KRW 227million by applying a technology factor of 44.39% to the above value. Based on the technology value estimated in this way, it is necessary to establish industrialization and commercialization strategy of the technology.

Feasibility Test with IoT-based DCPT system for Digital Compaction Information of Smart Construction (스마트건설 디지털 다짐정보 구축을 위한 IoT 기반 DCPT 시스템 현장실증)

  • The earthwork is a core process of all constructions, and compaction measurement of earthwork play an important role in improving productivity. The analog tests such as Plate Bearing Test and Sand-cone occupy current compaction measurement techniques. Due to advanced 4th Industrial Revolution, research on analog tests combined smart construction technology are actively conducted. DCPT (Dynamic Cone penetration Test), simpler and faster than conventional tests, has recently on rise. However, it is also an analog that measures data manually and has several disadvantages such as history management and data verification. The IoT-based DCPT system developed in this study combines digital wire sensors, mobile phones, and Bluetooth with conventional DCPT. Compare to conventional test methods, IoT-based DCPT has advantages such as performance time, single-person measurement, low cost, mobile-based management, and real-time data verification. In addition, a test bed was built to verify IoT-based DCPT. The test bed was built under similar conditions to the actual earthworks site through roller equipment. DCPT data obtained from 322 stations. As a result, IoT-based DCPT showed good performance, and the test bed was also showed stable results as the compaction was carried out.

Apportionment of Liquidated Damages and Compensation for Delay Damages in Domestic Construction Project : Analysis and Improvement (국내 현행 공기지연 책임에 따른 지체상금 및 손실보상의 문제점 및 개선방안)

  • To calculate the amount of owner-caused and contractor-caused delays based on a simplified delay analysis, which has been customarily used in Korea, has a limitation in reflecting the impact of the concurrent delay and the acceleration work. It also resulted in the apportionment of liquidated damages by applying the ratio of the number of delays between the owner and the contractor. This study analyzes that the conventional method does not meet the international standards. In order to improve the problem of construction delay analysis and the apportionment of liquidated damages based on it, owner delays, contractor delays, concurrent delays, and the impact of acceleration should be analyzed together. This study suggests that in the apportionment of liquidated damages, the extension of time should be extended by the sum of concurrent delays and the owner-caused delays, and liquidated damages should be imposed on delays incurred after the extension of time. It can be seen that it conforms to the international standards. The results of this study are expected to contribute to improving the problems of delay analysis and liquidated damages calculation, which have been conventionally accepted.

COBie Document Prototype for supporting BIM based Smart Maintenance of Buildings (BIM 기반 건축물 스마트 유지관리 지원 COBie 문서 프로토타입)

  • For effective building maintenance, the collection and management of various maintenance date such as work history information and material information is required. Despite the introduction of information management technologies and systems to reduce the amount of maintenance work of buildings, which have become larger and more complex, the maintenance information is not being utilized properly. As an alternative, research on the introduction and utilization of BIM is being conducted continuously. However, the BIM models generated at the design phase are not utilized in practice due to a lack of architectural maintenance information. This study proposed a COBie document prototype to support BIM-based smart maintenance tasks performed by building managers. In order to formalize various types of maintenance work procedures, a BIM-based maintenance process model is presented in two categories: inspection and maintenance. Among the BIM attribute data of the BIM model generated at the design phase, the parameters corresponding to the maintenance necessary information for each basic process are derived. Based on this, we proposed a COBie document prototype consisting of seven spreadsheets. The results of a case study confirmed that the KBIMS library-based BIM model created at the design phase without the maintenance information can be used at the maintenance phase.

  • For cope with the participating government promoted local decentralization of the present time, local governments are coming to aim at the realization of local governance. Local governance refers to a way of solving public problems of urban area through partnership which is a collaboration and participation based on 'relationship' among diverse interested parties such as executive authority of policy, private sectors. First of all, it is most important task to make transparency and responsibility of all people and networks by themselves through sharing information. With like this kind of a background, local assembly is an momentos body of local governance because it is a decision making organization at the same time as a representative organization of local residents, and it has a relationship of 'check and balance' with chiefs of local governments as an organization monitoring and supervising the administration of an executive authority. Not the less, information about local assembly does not open to the public or exist. Even some informations open to the public, they are not enough to be settled distrust and low-valuation by civil society. Now Local assembly is face to a point that improve over all of record management. This study is based like this critical mind, then, it examines throughly local assembly's realities by suggestion with reforming plan of record management. Record can embody true values when record management practices indefatigably through prudential system from production until preservation. Accordingly, this study suggests management of transaction unit without the omission of record. Also this study is satisfy the condition of Korean record management system with proposals of record management policy and establishment of record center. At the conclusion of study, it puts effects into shape that local assembly secure transparency and responsibility and organize local governance by record management.

  • Reliability analysis-based maintenance system has the merit than elapsed time-based preventive maintenance system. First, it is possible to active handling of rolling stocks failures. In the past, Failure handling activities began when after increase failures rapidly. But if we can continuous manage of reliability than changing of failure tendency can know more quickly. Second, It is possible to using maintenance resources effectively. We can look forward to cost reduction to distributing of much less failures parts's maintenance resources. KORAIL builds reliability system called KTX-RCM for operating high-speed rolling stocks. But existing rolling stocks have not reliability system from the past. Fortunately, KORAIL started ERP system called KOVIS at 2007. KOVIS includes maintenance data for reliability analysis. So in this study analysis failure data for getting reliability number about existing passenger car. And we desire to maintenance connection plan.

  • The need of high-rise building is increased, because population is concentrated and the building site is limited in the city. Owing to this request buildings in downtown become more high rise. Therefore, we must develop the design, structure, high technology and materials. The core wall construction is one of the method of construction preferred because it cut down the cost and decrease the schedule. According to research in this study, we found that the selection process of core wall system form is focused on the schedule and cost. the construability is relatively failed to notice. As a result, the problem of construability is happened under the construction, it lead to delay the schedule and increase the cost. The purpose of this study is suggest to decision making process of core wall system form considered improving construction productivity.

  • As the development of IT technology, the way to manage the underground construction site in real time using wireless network communication is being considered. Underground space is limited area compared to the ground site due to the enclosed communication environment and spatial characteristics. BMN (Bluetooth Mesh Networking) technology is a recently introduced wireless communication technology that bluetooth device acts as a repeater to form a networking mesh and monitor individual devices. This article examines the areas to be considered for analyzing the applicability of BMN technology to underground spaces, and the cases studies of wireless communication monitoring systems currently being developed. And the BMN technology which is being developed for the underground application is also introduced.

  • In this study, a novel method for monitoring road pavements using the Mobile Mapping System (MMS) and a deep learning crack detection system was presented. Furthermore, an optimal maintenance method through economic analysis was presented targeting the pavement section of Sejong City. As a result of monitoring the pavement conditions, it was confirmed that the pavement ratings were good in the order of national highways, municipal roads, and roads of provinces. In addition, economic analysis using the pavement deterioration model showed that micro-surfacing, one of the preventive maintenance methods, is the most economical in terms of maintenance costs and user benefits. The results of this study are expected to be used as fundamental reference for local governments' infrastructure management plans.

  • This study aims to improve the information service so that construction engineers and construction project participants without specialized knowledge can easily understand the important words and the interrelationships between them in construction practice. To this end, using text mining and network centrality, the frequency of occurrence of words, topic modeling, and network centrality in construction practice information such as technical information, case information, and cost reduction, which are most used in the Construction Technology Digital Library, were analyzed. Through this analysis, design, construction, project management, specifications, standards, and maintenance related to road construction such as roads, pavements, bridges, and tunnels were identified as important in construction practice. In addition, correlations were analyzed for words with high importance by measuring Degree Centrality and Eigenvector Centrality. The result was that more useful information could be provided if the technical information was expanded. Finally, we presented the limitations of the study results and additional studies according to the limitations.
