A Study on Improvements Direction for Applying BIM-based Virtual Reality of Apartment Sales Phase (공동주택 분양 관리 단계의 BIM 기반 가상현실 적용성 확보를 위한 개선방향 도출에 관한 연구)

  • The purpose of this study was to analyzes the problems in terms of transmission the information of architecture in the current apartment housing sales phase, to suggest the way of application the technology of BIM-based virtual reality. For this purpose, each element technology is analyzed through analyzing the exiting studies and international technical trend of BIM-based virtual reality and motion recognition devices. And then this study analyze the present condition of apartment housing sales phase and it conduct the expert interviews for derive the problem and analyzing the importance and priority by AHP method. And finally, this study suggest the solution in terms of information delivery in apartment housing sales phase through plan for support and deriving the function about problems. The system of BIM-based virtual reality viewer that utilize a leap motion that was presented in this study, it is believed to be able to efficiently transfer the information of architecture as building information transmission system user-centric in the future of apartment housing sales phase.

Statistical Analysis on the Structure and Performance of the Front Door in Apartment Housing (공동주택 세대 현관 방화문 구조 및 성능에 관한 통계적 분석)

  • Statistics on the occurrence of fires in residential facilities over the past 10 years, show that approximately 40% are fires in apartment buildings. To prevent the spread of fire and support evacuation in apartment housing, the fire resistance performance and performance design of fire doors are becoming more important. This study established a database using 395 quality inspection reports from 2016 to 2020, which passed the fire performance test, and derived the fire door performance-influencing factors through an analysis of the structure (12 elements) of the fire door. As a result, the effect of core material, adhesive, hinge type, blowing agent, etc. was confirmed in 287 pass cases. On the other hand, it was confirmed that the occurrence of flames and crevices in the 108 cases of failure were the major failure factors in the fire door fire resistance test. Fire doors are composed of composite materials to prevent failure of fire resistance performance, and efficient design and quality control are required through standardization of components.

  • In recent years, the proportion of medium and small-sized apartments within the housing market has seen a noticeable increase, alongside a corresponding rise in disputes related to construction defects. Such disputes are most prevalent in the finishing works phase of construction, which not only are frequent in occurrence but also impose significant repair costs. Furthermore, there is a noticeable scarcity of research focused on the quality management of finishing work defects prior to the completion of construction. Addressing this issue necessitates a methodology capable of preemptively identifying defects by analyzing their frequency and associated costs across various defect types. Consequently, the aim of this study is to propose a risk assessment methodology by conducting an analysis of defect cases across 3,299 apartment units, considering aspects such as frequency and severity. The outcomes of this research endeavor are expected to offer practical management strategies to enhance the quality of apartment finishing works and serve as an academic foundation for the enhancement of construction management systems pertaining to apartment finishing works.

  • Unlike reinforced concrete(RC) construction, the primary determinant of construction schedule for precast concrete(PC) apartment buildings is the lifting equipment. To establish a dry process-centric construction schedule, this study analyzes the lifting unit process for core, internal, and external PC wall components, which differ from traditional PC components. By examining the assembly process of these wall types, the study aims to determine the construction cycle for a standard floor frame of a PC apartment building. The findings will serve as foundational data for developing construction schedules for PC apartment buildings utilizing PC walls.

  • The purpose of this study is to analyze the present use and the needs for community facilities in apartment housing complex. Eight apartment housing complexes containing more than 500 units which constructed after 2000 were selected for this study. Three hundred and fifty three residents of apartment housing were surveyed to identify their needs and use of community facilities. The main findings of this study are as following; The most frequently used community facilities in apartment housing were outdoor rest area, exercise facilities, and park and playground. Also, the highly required community facilities were outdoor rest area, exercise facilities, and park and playground. Especially, most of the respondents showed the high level of need for the exercise facilities such as swimming pool, fitness center, and sauna.

  • Building remodeling concept includes maintenance & repair and renovation. We have long-term repair plan and special repair fund system for the apartment maintenance & repair, but they do not operate well. And laws and ordinances are being revised in relation with renovation. However, more policy improvement and assistance are needed in order to activate the apartment remodeling project. Especially preferential loan and tax reduction policy and deregulation of building provisions are the main tasks for the apartment remodeling.

A Full-scale Fire Test of an Apartment House (공동주택 실물화재 실험)

  • To research about the fire spread in Korean apartment house, a full-scale fire test in a four-story apartment was executed. The fire started at the third floor, and originated from overheated cooking oil in the kitchen. The apartment included all combustibles in general house. Through measuring temperature, measuring the concentration of oxygen and observing, we investigated the fire spread inside the apartment house. As a result, we got the data of the time needed for the initiation of fire, the time for fire to spread into each area in the house, and the time required until flash-over was seen. Also we grasped the understanding of the fire spread to the upper floor.
