주택환경개선지구 10곳 새로 지정

  • [ $\circ$ ] 한국주택협회는 주거환경이 열악한 광명시 철산지구 등 10개지구를 주거환경개선지구로 새로이 추가하여 지정하였다. 주거환경개선지구로 지정된 이들 지구는 시장 등이 수립하는 개선계획에 따라 소방도로 등 기반시설의 정비와 아울러 기존의 주택을 개량하거나 새로이 공동주택을 건설하게 되며 이때, 정부에서는 한국주택은행을 통하여 호당 1,400만원까지 장기저리의 자금을 융자지원하게 된다. $\circ$ 도시영세민이 거주하는 불량주택밀집지역에 대하여 시행하는 이 사업은 ''92. 4. 14 현재 199개 지구가 사업지구(주거환경 개선지구)로 지정되었고 개선계획이 확정된 73개 지구에서는 이미 사업이 활발히 진행되는 등 호조를 보이고 있다. $\circ$ 정부는 ''99년까지 전국 502개 지구에 대한 주거환경개선사업을 완료하여 ''달동네''를 살기 좋은 주거단지로 조성할 계획이다.

  • As customers are becoming increasingly important in corporate management, there is a growing demand for migration to customer-focused organizational structures. Unlike the manufacturing industry, the construction industry is non-iterative and non-standardized. As a result, a wide variety of materials, human resources, technologies and equipment must be mobilized in complex work activities to complete a structure. Consequently, surprises are bound to occur as such work activities progress. This paper intends to study a strategy that is designed to improve customer services for apartment building units. It aims primarily to focus on cost control and brand management. Housing tenants and industry experts are surveyed to collect input for issue analysis. In addition, the external circumstances and internal capabilities of major builders in Korea are analyzed, and a SWOT analysis is performed regarding market conditions related to customer service. These analysis results are utilized to develop a strategy implementation plan over different time frames, and the operational resources available for such strategy implementation are analyzed in order to forecast its performance. This research will facilitate communication between construction companies in Korea and their customers by proposing a customer service improvement strategy for apartment building units, and is expected to provide resource material for a strategic analysis of efforts to fully incorporate customer requirements

  • Current changing to the customer-oriented market naturally causes suppliers to meet an age of competition on the quality. In order to plan housing meeting this quality competitiveness era, I set up the type classification system of quality differentiation for the unit of apartment housing by executing differentiation cases of unit quality and type analysis of the object. The system is consist of 3 classification systems by quality element, user convenience element and product element as follows: First element is to classify quality element on the basis of plane and interior elements, architectural elements and second one is user convenience element relating facility to classify environment-oriented, safety, energy saving and convenience. The other one is the product element to classify furniture, installing product and convenient product. I believe that this classification system will be useful to determine any classification elements of product for product positioning and product planning in the stage of marketing planning of apartment housing in the future.

  • Usually feasibility analysis in a narrow sense is a economic analysis of project. Feasibility analysis focused in this study is confined to the matter of finance. Many studies have been executed in qualitative element which include decision-making process or prediction of housing market. But it is difficult to find economic analysis related to characteristics of planning. In this study, floor area ratio, selling area ratio and term of works are adopted as the Characteristics of Planning. So, the purpose of this study is to analyze the Influence of the characteristics of planning on the cost of apartment by means of multiple regression analysis and what-if method.

  • Actual construction data of completed projects can be utilized for the economic, time benefit of improving the efficiency on planning, designing, estimating and managing tasks in succeeding projects. But the lack of the system which accumulates and manages the actual data with standardized type, it has not performed well and stayed on early stage. It is required not only specific plan for the utilization of actual data but a construction information management system which collects and processes far-reaching data with standardized from based on facility. Therefore, the purpose of this study is to develop a construction information management system for Apartment housing ,which stored data along project feature database, actual cost database and actual database based on the Web. This effort can make an offer the clearness of dull construction market and the base of construction intelligence

  • 현재 국내외의 많은 기업들이 고객과의 효율적인 커뮤니케이션을 위해 IMC 전략을 수립하고 있으며, 최근에는 인터넷 기술과 합쳐져 IMC 전략의 효율성 증대에 많은 변화를 가져오고 있다. 본 연구에서는 국내 주택시장에서 두산건설과 인터넷 패션전문업체인 웹넷코리아가 공동으로 We've 아파트 분양과정에서 시행된 on-line과 off-line 판매촉진의 통합적 활용과정과 성과에 대해 설명하였다. Off-line 행사와 함께 진행된 3차례에 걸친 판촉행사는 site traffic 증대, 판촉행사 참여, 그리고 분양현장으로의 고객유인과 구매에 이르기까지 높은 성과를 거둔 것으로 나타났다.

A Study on Developing a Case-based Forecasting Model for Monthly Expenditures of Residential Building Projects (사례기반추론을 이용한 공동주택의 월간투입비용 예측모델 개발에 관한 연구)

  • The objective of this research is to explore a more precise forecasting method by applying Case-based Reasoning (CBR). The newly suggested method in this study enables project managers to forecast monthly expenditures with less time and effort by retrieving and referring only projects of a similar nature, while filtering out irrelevant cases included in database. For the purpose of accurate forecasting, 1) the choice of the numbers of referring projects and 2) the better selection among three levels ? which include a 20-work package level, a 7-major work package level, and a total sum level analysis, were investigated in detail. It is concluded that selecting similar projects at $12{\sim}19%$ out of the whole database will produce a more precise forecasting. The new forecasting model, which suggests the predicted values based on previous projects, is more than just a forecasting methodology; it provides a bridge that enables current data collection techniques to be used within the context of the accumulated information. This will eventually help all the participants in the construction industry to build up the knowledge derived from invaluable experience.
