A Study on the Residents' Needs and the Use of Community Facilities in Apartment Housing Complex (공동주택 주민의 주민공동시설 이용현황 및 요구에 관한 연구)

  • The purpose of this study is to analyze the present use and the needs for community facilities in apartment housing complex. Eight apartment housing complexes containing more than 500 units which constructed after 2000 were selected for this study. Three hundred and fifty three residents of apartment housing were surveyed to identify their needs and use of community facilities. The main findings of this study are as following; The most frequently used community facilities in apartment housing were outdoor rest area, exercise facilities, and park and playground. Also, the highly required community facilities were outdoor rest area, exercise facilities, and park and playground. Especially, most of the respondents showed the high level of need for the exercise facilities such as swimming pool, fitness center, and sauna.

  • 최근 서울시 등 일부 지자체에서는 택지개발 시 대체 수자원을 확보하고 물순환 왜곡을 해소하기 위해 개발면적의 일정비율 이상의 저류시설을 설치하도록 하고 있으나, 국내의 경우 체계적인 빗물관리시설의 계획, 설계기술이 보급되지 못해 시설도입 시 적정 시설 및 규모 선정에 많은 어려움을 겪고 있다. 본 연구에서는 도시 지역을 대상으로 공동주택단지에서의 빗물관리시설 적용방안을 수립하고자 하였다. 독일 STORM 모형을 활용하여 택지 개발 전후의 물순환 특성과 빗물관리시설 도입에 따른 이 치수적, 물순환 개선 측면에서의 적용 효과를 분석하였으며, 적정 시설조합 및 규모를 제시하였다. 인천 C지구에 도입 예정인 공동주택 단지를 대상으로 하였으며, 빗물관리시설 적용을 통해 연간 약 12만톤의 수돗물 대체, 약 20.25%의 총 유출량 저감, 증발 및 침투유도를 통해 저류시설 설치 전 대비 약 120% 물순환 기여 효과가 있을 것으로 나타났다.

The adapted research method of selected case five apartment building in D new town and carried out questionnaire survey to residents and user for draw items of feasibility evaluation. Drew items of feasibility evaluation classify as Plan section, Design section, and Operation section and evaluate the weight of each section utilizing analytical hierarchy process (AHP). Depending on the purpose and methods. The results of this study are as follows: Such as Plan section, Composition of Program Facility, User Charge Survey, Arrangement of Program Room were analyzed highest. Such as Design section, Arrangement of Program Room, Circulation planning, Educational Equipment were analyzed highest. And such as Operation section, Operation costs, Operation Plan, Review of Program Facility were analyzed highest.

법령과 고시-건축물의 설비기준 등에 관한 규칙 개정

  • 건축법 중 건축물의 설비기준등에 관한 규칙의 일부가 지난 2월 13일 개정, 공포되었다. 이번에 개정된 주요 내용은 그동안 공동주택 및 다중이용시설의 환기설비기준이 없어 적정수준의 실내의 공기 질을 확보하지 못하여 국민건강을 해치는 등의 문제점을 개선하여 △공동주택의 필요환기 횟수를 시간당 시간당 0.7회 이상이 되도록 하고 다중이용시설 중 지하 역사의 경우 필요 환기량을 1인 기준으로 시간당 25㎡ 이상이 되도록 하는 등 건축물의 용도에 따라 환기설비기준을 정함으로써 공동주택 및 다중이용시설의 실내의 공기 질 개선을 통해 국민의 건강 증진에 기여할 것으로 기대된다. 또한 △피뢰설비의 설치기준을 강화하여 건축물의 높이가 60m 이상인 고층 건축물은 측면에 낙뢰방지시설을 설치하도록 개정함으로써 고층 건축물의 벼락 피해를 예방할 수 있을 것으로 기대된다. 본지는 건축물의 설비기준등에 관한 규칙 중 신∙구조문 대비표를 게재하오니 회원사 여러분의 많은 참고를 바란다.

A Study on the Suggestion of Community Facilities Model in Multi-Family Housing Complexes (공동주택단지 커뮤니티 시설 모델제안 연구)

  • Together with the increase of public housing complex, the issues of community following residential environment under contemporary society has become an important issue and the collapse of traditional community has long been emerged as an important social issue. In order to facilitate communities within the public housing complex, various discussions have been continued, and for addressing such an issue under this study, the public housing complexes n Seoul, the capital region and other major cities have been surveyed and analyzed to draw following conclusion as the design-type study to propose a model of community facilities. It displays that there is certain limitation with respect to the diversity of programs when comparing the community facility standard defined under the public housing related laws and regulations. This is attributable to the fact that it is a limitation to satisfy the level of satisfaction for residents that expect the improvement in quality of leisure life, and the facility standard that is standardized around the physical facility environment has certain limitations to enhance the level of satisfaction for residents when the demand has been on the rise with respect to quality. For this fact, the approach in consideration of diversity for the facility standard has to be made in advance. As the utility of external space for the public housing is increased, it is reasonable to consider the plan to secure environment through the architectural factors, and it has the strength in enhancing the utility of internal and external space of the community facilities.

  • The purpose of this study is to suggest the characteristics of a cooperative storage facility for academic libraries in Korea. For this facility, discussed are how to select a site, build physical facilities, recruit participating organizations, prepare for selection criteria and ownership of resources, confirm service policies, and implement a integrated library management and access system. It is emphasized that a cooperative storage facility for academic libraries in Korea should ensure the optimum use of space on campus, preserve "the last copy" which is not frequently used, but still has scholarly values, and extend the effective and efficient resource sharing among participating libraries.

  • 모든 공동주택에 적용되고 있는 기존의 피난시설은 고층부분에서 사용의 제한, 세대 간 보안 및 사용자의 제약 등으로 실제 현장에 적용하여 사용하는 되는 많은 문제점을 내포하고 있다. 또한, 이와 관련하여 공동주택의 용도 특성상 조기 피난이 이루어지지 못하는 경우가 빈번하여 화재 때문에 세대 내 출구가 폐쇄되고 재해약자가 사용하는데 어려우며, 화염과 복사열로부터 안전을 해결하기에는 현재 공동주택에서 보편적으로 설치되어있는 완강기로 이러한 문제를 해결하기에는 매우 미흡한 실정이다. 이에 본 연구에서는 이러한 문제점을 해결할 피난방법이 적용된 피난시설을 제안하고자 한다. "피난대피시설"은 공동주택 발코니 또는 외벽에 콤팩트(compact)하게 접혀 있다가 화재 시 수동 또는 감지기와 연동해 쉽게 작동되어 대피공간 용도와 유사시 자력으로 피난층까지 피난할 수 있는 구조이다. 또한, 화재실과 접하는 부분은 $1,200^{\circ}C$의 복사열을 차단할 수 있는 단열소재로 구성되며 1차적으로는 화재 장소에서 외부 공간으로 일탈한 후에 2차적으로 아래층으로 사다리를 이용하여 피난할 수 있게 되어 있다. 본 연구개발의 주안점은 화재 시화염과 복사열로부터 공간 일탈을 하여 재실자를 보호할 수 있는 대피공간의 개념과 피난시설에서 피난층으로 피난할 수 있는 적극적인 피난방법을 접목한 것이 피난시설 개발의 핵심이다.

A Study on the Efficient Use of Public Facility Site in the 1st Generation New Town: Focused on Pyeongchon New Town (수도권 1기 신도시 공공시설부지의 효율적 이용 방안 연구: 평촌신도시를 중심으로)

  • The purpose of this study is to find out how to effectively utilize the public facilities site that is being used in the new town for the expansion of newly required public facilities, because it is difficult to carry out redevelopment projects in apartment complexes of 1st generation new town due to the rigidity of land use and macroeconomic conditions. This study examined the following three ways to effectively utilize existing public facilities sites for Pyeongchon new town. First, it suggested how to secure the parking lot by deciding multi-dimensional urban planning facility of public facilities such as parks and schools in superblock that lacks parking space of apartment complex. Second, it suggested a plan to accommodate the demands of public facilities required by increasing the building density of existing public buildings in commercial district as an example of the Anyang Tax Office. Lastly, it suggested a way to install additional functions required by users through the reorganization of the existing public facilities and some extensions by examining the Pyeongchon library.
