  • In recent years, the retail industry has been undergoing major shifts. Outlet malls are an important part of the new retail landscape. This paper seeks to increase the understanding of the shopping experiences of visitors to a Premium outlet shopping mall in Shinsagae Chelsea Premium Outlet at Paju City, Gyeongi-do. This paper analyze the Element of the premium outlet across demographics. It explores seven critical factors which significantly influence customers' perceptions of premium outlet. Findings are base on a mall intercept survey with 292 respondents across a range of demographics. The summary of 7 factor is classified as the visual, location, Shopping support, human traces, mood, transit expedience, and tenant. The main implication of these findings is that factory outlet stores are perceived favourably and that they need to build more positive marketing strategies accordingly.

A Study on the Locational Characteristics of Commercial Facilities (상업시설 입지특성에 관한 연구)

  • The purpose of this paper is to research the locational characteristics of commercial land use. So this study deals with the realation between land use pattern and the factors which influence commercial land use. To perform this purpose we choose Apgujung-Dong as a case study area which is specially characterized as fashion street. Commercial facilities are spreading into the inner residential areas in Apgujung-Dong. To raise the efficency accuracy of research, informations of lands and buildings are analysed with EXCEL, ARC/INFO, SPSS The results are : (1) The characteristics of lots and buildings in Apgujung-Dong are different in kinds of commercial facilities. (2) The floor where commercial facilities are to locate varies with functions. (3) Commercial land use pattern is influenced by lot size, building size and story, accessibility, adjacent land use, etc. (4) QS is a useful tool in relation with urban land use analysis.

  • 본 연구는 공공기반시설인 소방서 위치의 중요성을 인식하여 서울시의 소방서의 위치를 분석하고 최적의 위치에 있는지 평가하고자 한다. 소방서의 입지분석을 위하여 소방관서의 입지조건이 되는 연구의 밀집도, 건물의 수 자료와 소방방재청에서 분석한 통계자료의 정량적인 분석을 통해서 소방서의 공급량을 결정한다. 결정된 공급량, 즉 소방서 설치 개수에 따라 소방 서비스의 취약지점의 발생을 최소화하기 위하여 네트워크 분석과 입지조건 요소를 이용하여 서비스 수준을 평가한다.

  • 접근성이란 특정 목적을 가진 통행자가 한 지점에서 다른 지점으로 얼마나 쉽게 갈 수 있는가 를 나타내는 척도를 말한다. 따라서 접근성은 주로 공간적인 거리나 시간이 가장 중요한 요인으로 작용하며 최근에는 공간적 거리보다는 접근시간이 더 중요한 접근성 척도로 사용되고 있다. 본 연구는 GIS공간분석기법과 접근성이론을 접목하여 도시시설의 적정후보지 평가방법을 정립한 후 현재 검토되고 있는 수도권 도심공항터미널 입지 후보지 중 어떤 후보지가 이용들의 총통행시간을 최소화하는 후보 지인가에 대해 평가해보았다. 평가 결과 다음과 같은 사실을 밝힐 수 있었다. 첫째, 수도권 전체로 볼 때 평균접근시간이 가장 양호한 후보지는 쌍문터미널(현 간이 도심공항터미널)이고, 2위는 현 삼성동 도심공항터미널과 강남고속터미널, 3위는 동서울터미널과 남서울터미널 순으로 나타났다. 둘째, 수도권전체 이용자들의 총통행시간을 최소로 하는 도심공항터미널 후보지는 접근성이 가장 양호한 쌍문동터미널이 아니라 현 서울역이 1위이고, 2위는 강남고속 터미널, 3위는 용산 역으로 나타났다. 셋째, 터미널 후보지간의 가중평균접근 시간은 도심인 서울시내에 입지한 후보지와 수도권 외곽에 입지 한 후보지간에 큰 차이가 없으나 총 이용자 접근시간은 서울시에 입지한 후보지보다 외곽의 후보지가 훨씬 높게 나타나 뚜렷한 차별성을 보이고 있다. 넷째, 최적후보지 1,2,3순위 모두 서울도심과 강남도심에 입지한 지역들로 나타나 교통의 접근성 보다는 아직 인구밀집도가 주요 도시시설의 입지결정에 주요한 결정요인 되는 것으로 나타났다.해석 시스템을 구축할 예정이다. 추후에는 하수도 관망해석 컴포넌트와 하수도 업무 컴포넌트와의 통합부분에 대한 연구가 진행되어야 할 것이다.7.0로 하고 표준(標準) EDTA 용액(溶液)을 소량(少量)넣고 8N-KOH로 pH $12{\sim}13$으로 하고 N-N 희석분말(稀釋粉末)을 지시약(指示藥) 으로써 표준(標準) EDTA 용액(溶液)으로 적정(滴定)하여 Ca 치(値)를 얻었다. Ca와 Mg의 합계결정치(合計決定値)와 Ca 적정치(滴定値) 차(差)로 Mg 치(値)를 얻었다. 음(陰) ion 구분(區分)으로부터 상법(常法)에 의하여 $MgNH_4PO_4$의 침전(沈澱)을 만들어서 HCl에 녹키고 일정량(一定量)의 표준(標準) EDTA 용액(溶液)을 넣어 pH 7.0로 한다음 완충액(緩衝液)으로 pH 10으로 하고 BT 지시약(指示藥)을 써서 표준(標準) Mg $SO_4$용액(溶液)으로 적정(滴定)하여 P 치(値)를 얻었다. 본법(本法)으로 Na-phytate를 분석(分析)한 결과(結果) Na-phytate의 분자식(分子式)을 $C_6H_6O_{24}P_6Mg_4CaNa_2{\cdot}5H_2O$라고 하였을 때의 이론치(理論値)에 비(比)하여 P가 98.9% Cark 97.1%, Mg가 99.1%이고 통계처리(統計處理)한 결과분석치(結果分析値)와 이론치(理論値)는 잘 일치(一致)된다. 그러나 종래법(從來法)에 의(依)한 분석치(分析値)는 이론치(理論値)에 비(比)하여 P가 92.40%, Cark 86.80

On the Location arid Development of Industrial Complexes in Chonbuk Province (전북지역 산업단지의 입지 및 발달에 관한 연구)

  • In Korea, as the state has played a vital role for industrial development, the location and development of industrial complexes have not been merely decided by economic factors but political and social factors as well. The location of industrial complexes in Chonbuk province has not been decided by industrial enterprises to be located there, but by investment strategies of the state. In the early stage of industrialization, Chonbuk could not attract a large-scale major complex because it had relatively inferior infrastructure for industry and uneasy access to overseas export markets, as compared to the capital region or the Southeast region of the country, and it has been left behind as a periphery in the national industrial system. Since 1980, the spatial policies for lessening regional disparities had much contributed to the development of industrial complexes in this province. The industrial complexes leading to the development of manufacturing activities in this region have also great influenced on structural changes of manufacturing as well as changes in the structure of the regional economy. Especially, capital goods manufacturing tends to increase in this region as the development of sectors required relative higher skill and technology mainly occurs in these complexes. And where the large-scale industrial complexes are located greatly influences the locational patterns of manufacturing in this province. The patterns of the industrial complexes in this region have concentrated in Chonju, Iksan, and Kusan, which are the largest cities in this province. Given these three cities to be very closely proximate, it seems to be easy to build network between them to develop the manufacturing activities in the near future.

  • This study aims at explaining locality of living space which is changing drastically by exploring change of land utilization, living space and condition in Yeo-ju, an agricultural area around Seoul. The conclusions are as follows. 1. Agricultural land utilization tends to decrease, while civic land utilization tends to increase. 2. Change of living space due to transportation development is remarkable. Big ferry town (Yeoju-town) grew to a city, while small ferry town fell away. 3. In villages on slow urbanization, houses or lands are deserted. 4. In villages, there has been increasing number of recreational farm for urbanite. 5. In 80% of villages, there has been an increasing number of part-time farmers. 6. Most serious social problem in Yeo-ju is incompetence in agricultural activity after UR. In sum, Yeoju is now an area where the pace of urbanization is very tardy. However, this area, as an changeable area just before speedy urbanization, is expected to be urbanized drastically on condition that transportation develop. When plans suitable for this town are set up, Yeoju is expected to be a comfortable city.

Evaluating location suitability of Park-and-Ride facilities using GIS (GIS를 이용한 환승시설 입지 적합도 평가)

  • Park-and- Rides are intermodal transfer facilities providing a staging location for travellers to transfer between transportation modes. They are an alternative to alleviate transportation problems such as traffic congestion and air pollution in metropolitan areas. Siting Park-and-Ride facilities belongs to a kind of multi-criteria spatial decision making problems being associated with a combination of various location factors. The purpose of this paper is to provide a method and procedure to evaluate the location suitability of Park-and-Ride facilities using GIS(Geographic Information Systems). Using GIS-based suitability analysis, land value, landuse, road accessibility, public transportation accessibility, possibility to intercept automobile trips, distance to activity center and competition with existing facilities were evaluated as location factors. The suitabilities of individual factors were combined to produce a composite map with a specific weight scheme. Then a given number of sites with high suitability score were selected as potential facility locations and their demand were evaluated based on a commutershed with parabolic shape. The suggested method and procedure will provide useful information in determining Park-and-Ride sites and designing their structure.

The Review of Agricultural Geography on Korea, Part Two ; the Outcomes and Critiques of Location Studies. (한국(韓國) 농업지리학(農業地理學)의 연구동향(硏究動向) II ; 농업(農業) 입지연구(立地硏究)의 성과(成果)와 비판(批判))

  • As Korean traditional peasant farming has come to a commercialization since 1970s, the spatial structure of Korean agriculture also has been gradually restructured by principle of not subsistance but economy. This epochal transformation of agriculture and its spatial structure in Korea are comparable with the first agricultural revolution in Europe. Facing this turning point, it is essential to redefine the nature and significance of agricultural geography in Korea through the review of the outcomes of about 200 studies published since 1950s in Korea of which twelve is concerned with locational analysis. The purpose of this study is to review the trend and characteristics of location studies on Korean agriculture. Major findings are as follows: (1) Since 1950s the location studies of agriculture recorded only 12 papers which occupy no more than 6% of studies of agricultural geography in Korea. This fewness suggests that the location study of agriculture in Korea is yet at the stage of beginning. (2) In spite of the fewness the studies, carried out mainly in 1980s, contributed considerably to clarify the locational characteristics of Korean agriculture especially in the spatial variations of crops, dairy farming and cropping system, the impacts of agricultural labors, the location strategy of mountain agriculture, and the responses of farmers to hazard. (3) In approach and methodology, two thirds of the studies has taken traditional empiricist view and other, positivist. And most studies adopted classic and neo-classic locational theories as their theoretical base in description and explanation. In degree of development, the location studies of agriculture in Korea seems to be about 20 years delayed compared to that of the advanced countries in terms of approach and methodology. (4) Such tradition of the location studies reflects not only the conservative nature of agricultural geography of Korea but also the early stage of capitalism of Korean agriculture.
