  • Most construction project managers should focus on the reasonable cost-down with same quality and function-enhancement with same cost for the value-added construction project delivery in construction industry. Especially, a building structure construction is one of the most important processes to affect the total cost and schedule in building construction project. It means that the process has the possibility of project cost-down or quality-enhancement among the whole project life-cycle. This research focuses on the importance of underground structure of building project by increasing underground use ratio in the urban building construction projects nowadays. This research adopts VE method for the improvement of cost and time by process and analysis dimension modeling on the underground building structure construction, and verifies it throughout the case study, This research is the basic study on the improvement of underground building works through the value engineering method in construction industry.

  • Along with social changes, school buildings are getting complex and diversified unlike the past. However, objective data analysis on construction costs fall short. In particular, ordering agencies are in a great need of objective and practical construction cost management for on-budget construction and procurement of quality goods. This paper analyzes the design diagram for a newly built school with an order from the Daejeon Metropolitan Office of Education, and compares the analysis with those of other kinds of buildings. The results are: the total construction cost of one school unit is 8,017,596,000 won on average; the cost is in the order of building, machinery and equipment, electricity, communications and civil engineering; as to activity, RC construction takes account of $30.3\%$ of the total construction cost. 1'he cost of school construction per M2 is 838,000 won, which is 6th highest of 11 kinds of constructions and slightly lower than 950,000 won, the average price of comparative constructions. When it comes to the percentage, school building takes mote percentage of the total cost than comparative building while machinery and equipment, electricity and communications takes slightly less percentage. Through simple regression analysis of gross coverage, this paper suggests a model formula with which the total construction cost, construction cost in accordance with activity, how much main construction materials are to be used are predictable.

  • When managers predict exact construction cost at early stage and design phase, they can reduce construction cost in a more efficient way than to predict at construction stage. But present of public construction cost estimation and management almost after the construction documents design phase. Therefore, construction cost management in the early stage and schematic design phase to generally use approximate estimating is not correct. Accordingly, this study analyze problem of current cost estimating method and a concrete cost plans make using case information of actual cost to analyze in schematic design phase. Possible to check going on the suitable design, this study conducts the preliminary research for the development of cost estimating model.

  • Due to the increase of size and complexity of construction project, the frequency of serious accidents in construction industry has been increased. Especially, the proportion of accidents in formwork of building construction site is very high, and many previous studies have been conducted to preventing them in the viewpoint of the diverse approaches. However, their effectiveness on accidents prevention was poor, and as a result, it is limited to consider the potential risks because many workers and managers tend not to be concerned with unsafe factors in formwork. Therefore, in this study, a realistic and proactive way for analyzing these potential risks was proposed in the manner of quantitatively assessing the potentials resulted from the unsafe factors in formwork. To verify the applicability of the proposed methodology, group survey was carried out, and the results were compared with those of the traditional importance-performance analysis(hereafter IPA) technique. Through the use of the proposed methodology, unsafe factors that were not found in the IPA but have potential risk were identified. Eventually, this study is expected to contribute to the proactive prevention of construction serious disaster accidents in formwork by enabling a more efficient management.
