  • Ever since the CM was implanted in a domestic construction in 1996, it has been needed to take root and activate the CM system as soon as possible. Especially, the applied CM to private construction sector could be a fundamental barometer that how much changed and being advanced the construction system is This means, it is easy to apply CM to a governmental construction, yet it is hard to expect to successfully fix and activate CM for a private construction project unless they admit the necessity and validity of CM. Dongbu Corporation already acknowledged the need of CM in a private enterprise and willingly applied it to a construction sector while building Dongbu financial center, even before the CM was implanted to this country Therefore, this study suggests that the developmental direction of practical CM by examining effects and problems of the CM process.

  • Residential buildings industry hold lots of portions in Korean construction. Accurate cost index for Residential buildings is required to understand trends of prices of the constructions and to manage budget for them effectively. So Korea Institute of Construction Technology has issued a cost index for residential buildings every six months. However It hasn't been improved although It can't reflect the actual circumstance. So we are supposed to make a new cost index for residential buildings based on statistical data extracted from bills of quantity at three different projects.

  • The number of registered construction equipment exceeded the 320 thousands in 2005. Construction has been gradually mechanized, reducing the need for construction labors, and increasing the productivity and quality of construction operations. However, it still has some problems that are should be solved for effective operations, management, availability of construction equipment, increased safety of SOC fatalities, and decreased civil appeals in terms of construction equipment. Recently, technology push is accelerated by flowing information and communication technologies(ICT) for construction. In this paper, a construction equipment management system that use ICT is suggested to solve the given problems. It is anticipated that the development of the system would be able to bring the better operations and management of construction equipment.

  • To reform and improve the productivity of construction industry, 1) it should be encouraged to improve the construction production process and 2) it is required to enhance reliability of construction information based on the systematic thinking process. To promote the information reliability created during construction production process, Lean Construction Research Center(LRC2) is developing a supporting system to improve design/material supply/schedule management, functioning to efficiently manage the information created at construction production processes and developing a web based construction information system that provides result management/decision making support/knowledge based information services.

  • The objective of this study regards the preceding condition of the construction disposal of waste which is appropriate, with occurrence quantity DB anger the occurrence quantity prediction which is accurate the regression model which it sees and with the method which is mote accurate prediction method of existing than to sleep it presents it does. This study acquires apartment results data of public construction and civil construction, and chose factor that exert biggest influence on the waste occurrence amount through question and interview memorial address by regression model variable.   • In 2011, the overall construction markets in KOREA are highly depressed due to decreases in orders of domestic construction markets in both private and public field. Also, we are losing competitive advantages over Chinese and Indian companies owing to the market shares on plant construction projects excessively. It is recognizable, under the circumstances that we are in interior position on high value technique to other advanced countries, that the orders of mega building and plant construction projects tend to be placed through the" Pre-construction Service", the importance of which has been emphasized domestically and internationally in recent time. However, current domestic construction companies show scarcity in understanding the general idea of the Pre-construction Service and fail in building proper structure of it. It is obvious that they cannot have any competent strategy to deal with Pre-construction Service. The Purpose of this paper is to analyze the core competence throughout preconstruction phase and, and make up for the weakness in the current pre-construction service process.

  • The construction industry concentrates their efforts on construction information technology (IT) including construction CALS. However, the actual circumstances for construction IT focuses on building hardware and it neglects importance of business process reengineering (BPR) for construction tasks. A systematic process modeling method and a computerized model by process concept need for building construction BPR. This study develops a generalized BPR procedure for construction projects, and then suggests a new process modeling method for construction BPR that consists of object-related process model (ORPM). Finally, this study develops a web-based ORPM Builder (ORPMB) based on the ORPM methodology, and the applicability of the developed system is verified by a case study with practical construction processes.

  • 최근 많은 이슈가 되고 있는 제 4 차 산업혁명 기술을 건설 분야에 적용하여 다양한 형태의 센서를 활용한 IoT 의 활용가치를 높이고 근로자의 위험사항을 사전에 예방함과 동시에 건설현장에서 IoT 기반 스마트 건설안전시스템 전호구축을 위한 아키텍처를 개발하는 것을 목적으로 하고 있다. 이를 위해 IoT 의 개념을 살펴보고, 현장 안전관리 프로세스를 근로자 편리성을 감안한 아키텍처로 전환연구를 하고자 한다. IoT 기반 스마트 건설안전시스템 구축을 위해서 활용 가능한 위험지역을 도식화하고, 적용 가능한 영역을 파악하였고, 다양한 사전예측분석 알고리즘을 활용하여 안전사고 예방에 관한 사전예측 유형을 분석하였다. 이를 바탕으로 위험지역에 대한 근로자의 동선을 파악한 후 위험지역에 사전정보 제공을 통한 건설현장의 IoT 기반 스마트 건설안전시스템을 전환해서 재해율 감소에 기여하고자 한다.

  • Construction projects have high potentials of claims and disputes due to inherent risks where a variety of stakeholders are involved. Since disputes could cause losses in terms of cost and time, it is a critical issue for contractors to forecast and pro-actively manage disputes in advance in order to secure project efficiency and higher profits. The objective of the study is to develop a decision tree-based predictive analytics model for forecasting dispute types and their probabilities according to construction project conditions. It can be a useful tool to forecast potential disputes and thus provide opportunities for proactive management.

Analysis of Correlation between Construction Business and Insolvency of Construction Company (건설경기와 건설업체 부실화 간의 관계성 분석)

  • The changes in construction business have impact on overall operation of construction companies. Poor business of construction companies following a s low industrial cycle could have broader implications and influences on the industry. Since a construction project involves various stakeholders including public organizations, financial institutions and households, a downturn in construction industry might lead to significant economic loss. In this regard, it is meaningful to examine the relationship between changes in construction business cycles and insolvency of construction companies. This study conducts an empirical analysis of the relationship between construction business cycles and how much they affect operation of construction companies. To this end, KMV model was used to estimate probability of bankruptcy, which represents business condition of a construction company. To examine construction business cycles, investment amount for different construction types-residential, non-residential, and construction work-was used as a variable. Based on the investment amount, VECM was applied and the analysis results suggested that construction companies should put priority on diversifying project portfolio. In addition, it was shown that once a construction company becomes unstable in business operation, it is hard to recover even when the market condition turns for the better. This suggests that, to improve business operation of a construction company, internal capacity-building is as important as the market condition and other external circumstances.
