  • 주택 공급에 비상이 걸렸다. 전국에 미분양 아파트가 쌓이고 있는 데다 '밀어내기식'으로 공급됐던 분양가 상한제 회피 물량도 대부분 소진되면서 아파트 공급이 확 줄고 있는 것. 주택 사업의 수익성 악화로 건설 업체들이 더 이상 집을 짓지 않기 때문이다.

Risk-based Profit Prediction Model for International Construction Projects (해외건설공사의 리스크 분석에 기초한 수익성 예측모델에 관한 연구)

  • Korean construction companies first advanced to the international markets in 1960's and so far have brought more than 4,900 projects which account for 193 billion dollars approximately. With the large increase of national employment and income being followed by the achievement, Korea's construction industry has made an enormous contribution to the improvement of domestic economy for the last 40 years. However, recently the increased risk in international markets as well as the sharpening competition with foreign companies promising in terms of advanced technologies and low labor cost have been driving Korean construction away from the market shares. According to ENR (Engineering News Record, 1994~2003), it is revealed that 15.1% of top 225 global contractors are suffering from loss in international construction markets. This phenomenon is largely due to the highly uncertain characteristics of international projects, which are inherently exposed to various and complicated risky situations. Furthermore, especially for Korean construction companies, it is often the case that the failure in an international construction project cannot be offset by even a sufficient number of successful domestic achievements. Therefore, not only the selective screening among the nominated projects which have strong possibility of collapse but the systematic strategies for controlling potential risk factors are also considered indispensable in international construction portfolio management. The purpose of this study is to first analyze the causal relationships of the profit-influencing variables and the project success, and develop the profitability forecasting model in international construction projects.

Measuring Efficiency of Korean Apartment Construction Firms using DEA (DEA 모형을 이용한 국내 아파트 건설기업(상장기업)의 효율성 분석)

  • The bankruptcy possibility of apartment construction firms has been incresed because of the environment of current apartment construction industry. This paper analyzes the efficiency of apartment construction firms using DEA model. We evaluate the CCR, BCC efficiency and RTS of 25 apartment construction firms. We also suggest the apartment construction firms which can be benchmarked based on analyzed information. The result shows that four enterprises whose values of CCR efficiency are 1, and ten enterprises whose values of BCC efficiency are 1. RTS indicates IRS of 21 firms and CRS of 4 firms.

  • Korea's overseas construction industry has been rather depressed by the weakened profitability as well as the sharp decrease of the market shares due to the lack of international competitiveness and the declined international market. There exist a lot of various risks in performing the overseas construction, and especially EPC projects, which entail complicated process from different parts, also require a sophisticated procurement and management skill. Subsequently, to survive in the competitive international market, we need to establish strategies to select potentially profitable projects at the initial stage of bidding process and to mitigate the high degree of risk exposure through contract negotiation and its adjustment. This research discusses the trend of environment in international construction markets. Then, it identifies the key factors that affect the profitability significantly through the structured surveys from 59 actual overseas projects, and it analyzes the key factors by using statistical methods. This research provides the profitability evaluation bases, with which overseas construction participants can forecast and analyze the risk more systematically, by eliciting profit-influencing factors using the result of statistical analysis, literature review and structuring their cause-and-effect relationships. The profitability casual hierarchy structure describes the profitability factors' hierarchy in details and their interrelationships. It also enables us to find out critical factors directly related to profitability aggravation through a qualitative and quantitative analysis. Ultimately, with this hierarchy structure as the base, the research will suggest how to develop the quantitative profitability forecasting model.

  • 최근 건설산업은 공공 및 민간부문의 발주물량 감소가 가시화되고 있으며, 최저가입제에 의한 사업수익율 하락 추세는 향후 건설업 붕괴위기, 건설산업 사양산업화라는 비관적 견해가 떠돌 만큼 건설업 전반이 심각한 위기를 맞고 있다. 정부는 재정 부족으로 인하여 SOC사업의 축소조정이 불가피하지만 국가경제의 악영향 해소와 신속한 경쟁력 회복을 위해 SOC사업에 대한 투자확대와 푹소범위 최소화의 필요성을 인식하고 있으며, 이에 재정부족과 SOC 확충이라는 두가지 문제를 해격하기 위해 민간투자사업이 활성화되고 있는 실정이다. 현재, 정부에 의해 주도되고 있는 민간투자사업의 제도 및 법률의 개정방향은 피간 건설업체가 주도하던 민자사업에 대하여 연기금 및 금융권으로의 전환을 예고하고 있으나, 현실적으로 금융권이 자체적으로 SOC 사업에 대한 투자를 위한 사업 타당성 분석이 어려운 실정이므로 이에 대한 대안으로 SOC 민간투자사업에 대한 노하우를 축적한 건설업체의 SOC 민간투자사업 분야에 아웃소싱 개닐념 도입, 특화하여 효율성을 극대화 시킴으로써 사업의 안정성 확보와 동시에 투자 수익 실현을 통하여 SOC 민간투자 활성화에 견인차 역학을 할 수 있는 전문운영회사의 도입에 대하여 논하고자 한다.

The Developments of changes in shareholders wealth around merger announcement. (건설업종 신용평점 모형의 개발과 검증)

  • 본 연구에서는 건설업종에 특화된 신용평가 모형을 개발하여 건설업종에 대한 부도 예측력를 제고하고자 하였다. 건설업은 여타 업종과는 다른 재무적 특성을 지니고 있다. 특히, 재무적 안정성이 취약하고 자산의 대부분이 매출채권, 재고자산으로 구성되어 유동성이 극히 낮은 실정이다. 본 연구는 이러한 건설업종의 특성을 충분히 감안한 신용평가 모형을 개발하고자 한것이다. 신용평가 모형 중 그 현실적 유용성이 높아 많이 이용되어 오던 신용평점 모형을 개발하였다. 총 2,475개 건설업체를 대상으로 모형구조 및 각종 계량지표 및 비계량지표에 대한 분석을 주로 평균차이 검증과 로짓분석에 의거 선정하였다. 그 결과 새로운 신용평점 모형은 매출액 경상이익률, 총 현금흐름 대 차입금 비율 등 9개의 재무지표와 5분류의 비재무지표로 구성되었다. 이 모형을 기존의 신용평점모형과 비교한 결과 신규모형의 변별력이 높은 것으로 나타났다. 본 연구가 제시한 신용평점모형과 그 개발 방법이 향후 금융기관들의 부실을 줄이고 결과적으로 수익성을 개선하는데 일조하리라 기대된다.

Application Possibility of Folding Pre-fabricated Rebar Cage in Domestic Construction Fields (접이식 철근 선조립 공법의 적용 가능성 검토에 관한 연구)

  • Recently, construction companies have had difficulty in managing their business due to economic hardship domestically and abroad, decreased orders, and low profitability due to intensified competition. To address these issues, construction companies need to develop or introduce construction methods that improve productivity. The purpose of this study is to investigate a re-bar construction method that reduces the high expenses of transport by folding a pre-fabricated re-bar cage. It was concluded that the application of rebar pre-fabrication would be activated and the productivity of construction sites improved by adopting the folding rebar pre-fabrication method.

공공공사 입낙찰제도의 현황과 효율적 운영 방안 -최저가낙찰제를 중심 으로-

  • 입낙찰제도의 효율적 운영은 건설산업의 발전과 산업구조 선진화를 위한 정부 정책의지 실현에 있어 핵심적인 요소가 된다. 본고에서는 현행 입낙찰제도 중 가장 큰 논란이 되고 있는 최저가낙찰제도를 대상으로 그 시행성과와 실태를 짚어보고, 그 개선방향과 효율적 운영방안을 제시하였다. 실태분석 결과, 현행 최저가낙찰제도의 핵심적인 문제는 지나친 저가낙찰로 인한 건설업체의 수익성 악화와 부실공사의 우려이며, 이는 건설업계의 차원을 넘어 국가와 공공의 이익에 있어서도 위험요소로 적용할 가능성이 크다. 그러나 건설산업의 선진화 관점에서 볼 때, 최저가낙찰제라는 제도 자체는 많은 긍정적인 가능성을 가지고 있는 제도이다. 따라서, 최저가낙찰제가 정착되기 위해서는 단기적으로는 실효성 있는 저가낙찰 방지대책의 조속한 수렵이 필요하며, 장기적으로는 최저가낙찰제가 제 기능을 발휘할 수 있도록 보증제도 개선, 발주자의 역량 강화 등 건설산업 전반에 걸친 제반 여건들을 정비해 나가야 할 것이다.

A Study on the Profitability According to the Different Sales Timing in Apartment Housing Development Projects (공동주택 개발 사업의 분양시기 변동에 따른 수익성 비교.분석에 관한 연구)

  • The purpose of this study is to analyze of profitability accordance to the different sales timing in apartment housing development projects. The adapted research method about public apartment hosing development projects by a private construction company is concentrated on the middle and large scale housing. The methodology for analysis of profitability through the change of timing for sales is analysed. According to this methodology, the difference of profitability by different timing of first sales is compared and analyzed. The results of this study are as followed 1)The major factors to affect the profitability for apartment housing development project consist of the timing of sales, the method of payment and the rate of sales. 2) The case study was carried out and then the profitability is analyzed the profitability for the three of cases is got worse when the sale after construction especially on the time of construction progress rate 80% is carried out.

  • To reform and improve the productivity of construction industry, 1) it should be encouraged to improve the construction production process and 2) it is required to enhance reliability of construction information based on the systematic thinking process. To promote the information reliability created during construction production process, Lean Construction Research Center(LRC2) is developing a supporting system to improve processes of design/supply/construction phase, functioning to efficiently manage the information created at each phase and developing a web based construction information system that provides result management/decision making support/knowledge based information services.
