설비의 리모델링을 고려한 건축물 설계

  • 최근 국제적인 여건과 사회적인 상황이 급변하여 대량생산-대량소비지향으로 인한 폐기물의 대량방출사회에서 지구환경보전을 중시하는 사회로 전환되어 가고 있다. 지구환경의 보전을 위하여 다양한 분야에서 각종 논의가 진행되고 있는 가운데 건축분야에서도 지구기후변화에 영향을 미치는 것으로 알려져 있는 이산화탄소배출의 억제와 폐기물 삭감 등에 대한 관심이 증대되고 있다. 최근 관심이 집중되고 있는 건축물의 장수명화와 리모델링도 이러한 움직임과 궤틀를 같이 하는 것이다. 물론 리모델링은 신축시장의 급감에 따른 대체시장으로서 검토되고 있는 측면이 더 크게 작용하고 있는 것도 사실이지만, 그동안 신축에 대한 집중적인 투자에 중점이 두어져 재고건축물에서 간과해 왔던 유지관리와 리모델링에 대한 중요성 인식이 결부되어 있다고 보여진다. 사실 지금까지 리모델링이 전혀 이루어지지 않았던 것이 아니라 일반건축물 부문에서는 상당부분 이루어져 왔으며, 공동주택 부문에서도 극소수 이루어져 왔다. 리모델링에 대한 정의와 개념을 어떻게 보느냐에 따라 많은 차이가 있을 수 있지만, 리모델링은 건축물 또는 외부공간의 성능 및 기능의 노후화나 진부화에 대응하여 보수, 수선, 개수, 부분증축 및 개축, 제거, 새로운 기능추가 및 용도변경에 이르는 광범위한 행위를 포함한다. 리모델링을 통하여 건축물의 성능을 유지하거나 향상시켜 쾌적하고 건강한 건축물의 재고 를 구축함과 아울러 건강한 지역환경을 조성하여 국민생활의 질적인 향상을가져옴으로써 환경을보전하 고 자원낭비를 줄여 지속가능한 건축물과 사회를 만들어 갈수있도록 하는 것이다. 건축물에서 리모델링을 하게 되는 동기는 시간이 흘러 물리적인 측면이나 기능적인 측면에서 노후화가 발생하거나 기능적인 요구가 변화함에 따라 건설당시의 성능이나 기능유지가 어렵거나 건설당시의 기능만으로는 요구조건을 만족함 수 없기 때문에 건설 당시의 수준을 유지하거나 새로운 요구에 적합하도록 향 상시키기 위해서는 물리적 또는 기능적인 개선이나 개량이 필요하기 때문이다. 물리적인 개선이나개량을위하여 중요한것은건축 물을 구성하는 자재나 부품의 수명문제이다. 수명의 길이차이가 건축물의 리모델링에 영향을 주고 있을 뿐만 아니라 서로 다른 수명의 자재나 부품의 접합상태가 리모델링 공사에 많은 영향을 미치게 된다. 리모델링 공사가 신축공사의 70-80% 정도의 공사비가 소요되기 때문에 리모델링 공사가 어렵다는 업체의 불만은 바로 이러한 점을 극명하게 드러내는 좋은 사례이다. 본 고는 이러한 측면에서 건축물의 장수명화를 근간으로 한 설비의 리모델링을 용이하게 하기 위한 건축 계획 및 구법에 대하여 고찰하고자 한다. 그리고 본 고는 기존건축물의 설비자체의 보수나 개수를 용이하게 하는 것에 초점이 맞추어진 것이 아니라 건축설계 및 시공시에 향후 설비부분을 용이하게 개.보수할 수 있도록 배려하는 측면을 중심으로 설명하였다.

Facility Layout Problem with Genetic Algorithm (Genetic Algorithm을 이용한 건설물자재의 Layout)

  • The most commonly used method for space management in the industry is development of site plans. These plans outline how to manage material deliveries, staging areas, and crane locations for construction sites in suburban area but not in congested urban areas. This study focuses on how to efficiently manage space for construction facilities on high-rise buildings in congested urban areas where normally space for facilities around a building footprint is not available. The limitations of available horizontal space create a need to explore vertical expansion of facilities. This raises new aspects of vertical facility handling and flow that need to be considered in the facility design problem. The construction facilities layout plan method provides layout planners with a valuable technique to develop efficient sequences of work that optimally defines how to efficiently utilize the construction facilities and minimize the travel of specific facilities effort on multiple-floor buildings. A genetic algorithm-based heuristic will be presented for generating block layouts for multiple-floor la)rout problems.

Evaluation of Life Cycle Energy Consumption and CO2 Emission of Elementary School of Buildings (초등학교 건축물의 생애주기 에너지사용량 및 이산화탄소 배출량 평가)

  • This study investigates and analyzes the total amount of energy consumption and $CO_2$ emission during the material manufacturing, transportation, construction, operation, and disposal phases of eight elementary school buildings in South Korea. Toward this ends, the hybrid LCA model is proposed. The life cycle energy consumption and $CO_2$ emission of eight case buildings are assessed using the hybrid LCA model with an assumption that the operation period is 40 years. As a result, the embodied(sum of the energy consumption in the material manufacturing, transportation and construction phases), operational and disposal energy were 2,279, 11,182, $228Mcal/m^2$, respectively, on average. The average embodied, operational, and disposal $CO_2$ emission were 604, 2,708, 60 kg-$CO_2/m^2$, respectively, on average. This result indicates that about 17% of life cycle energy (or $CO_2$ emission) is consumed in the material manufacturing, transportation and construction phases. Thus, it is necessary to consider the embodied energy and $CO_2$ emission to reduce the life cycle energy and $CO_2$ emission of school buildings. In addition, while the insulation standard of building have been provided based on the climate zone, energy consumption in operation phase still varied depending on the regions in this study. Thus, the insulation standard of building needs to be improved through considering the climate of regions in detail.

A Study on the Seismic Performance Design of Waterproofing Materials Applied Single-side Walls on Underground Structures (지하 구조물 외벽에 적용되는 방수재료의 구조체 거동 및 진동 대응 성능 설계 제안 연구)

  • In this study, the possibility of seismic performance design was proposed and the quality verification test method was reviewed as part of the design of waterproof performance in underground walls under accelerated environment conditions for waterproofing materials, which are barrier and finishing material that can prevent ingress or overflowing water from inside and outside of a building by attaching all of the construction materials used in construction structures. Considering the current state of earthquake-resistant design of construction materials in Korea and abroad, seismic product groups are rare and mostly dependent on construction methods because there are no regulations on materials, although there are still regulations on earthquake-resistant design in the building process under the current law. Overseas, it was possible to confirm that various building materials that gave seismic performance to non-structural materials, such as Japan, Canada, and Germany, are being developed. If it is possible to have a complementary response to earthquakes in the advanced external waterproofing materials, it can be expected to be applicable as leak prevention and prevention technology along with the seismic designed structure.

  • 건축물에서 사용되는 에너지 저감을 위한 노력이 활발히 진행되고 있는 가운데 공동주택 건설시 에너지 저감형 자재를 활용하는 것이 국내 에너지 소비량을 줄이는데 효과적이다. 하지만, 에너지 저감형 자재에 대한 성능 검토 및 시공관련 자료들이 체계화되어 있지 못해 설계 및 시공 시 어려움을 겪고 있다. 이에 따라, 본 연구에서는 공동주택 에너지 저감형 자재의 재료적 특성, 상세도, 시방서 등 설계에서 시공에 이르는 자료들을 DB로 구축하기 위해 효과적인 방안들을 제시하였다.

  • In recent years, many high-rise buildings have been constructed for the purpose of redevelopment of urban environments in Korea. However, generally the construction durations do not increase in proportion to the number of the floors or the height of the building. So new materials, equipments, and methods are applied to high-rise building construction in order to overcome this problem. In most cases, applying these new resources is considered mainly as the technical issue, and the organizational aspects of this is frequently overlooked. This study discussed the performance variance in time and identified the causes of time variance in high-rise building construction from organizational viewpoint .

Development of an Economic Assessment Model for the Selection of Indoor Air Pollutant Low Emission Material for G-SEED (G-SEED용 실내공기 오염물질 저방출 자재 선정을 위한 경제성 평가 모델 개발)

  • The Korean construction industry has been implementing G-SEED, a certification system that evaluates the environmental properties of buildings for the purpose of reducing environmental burdens such as energy and resource consumption and pollutant emissions. Also, creating a pleasant environment in general is one more purpose of G-SEED certification system. However, G-SEED certification in practice is difficult and time consuming due to the complexity of the certification acquisition process coupled with little economic consideration for the materials of each certification item. Therefore, in this study, we present a model for the optimal selection of materials and economic assessment using a genetic algorithm. The development of the model involves building a material database based on life-cycle costing (LCC) targeted at "Application of Indoor Air Pollutant Low Emission Material" from G-SEED. Next, the model was validated using a real non-residential building case study. The result shows an average cost reduction rate of 74.5 % compared with the existing cost. This model is expected to be used as an economically efficient tool in G-SEED.

  • When it comes environmental preservation and economic development throughout all the industries, it is adopted to regulate carbon dioxide emissions in United Nations Framework Convention on Climate Change. And we must be responsible for promoting the eco-friendly and sustainable development because of a registration of the Kyoto protocol. Almost all the domestic buildings have many problems that not only waste the resources and architectural energy, but also are not enough to recycling of the waste. So m this study the environment-friendship is estimated through assuming carbon dioxide emissions. And after indicators are derived through surveying the residential satisfaction, it is carefully thought to develop the Smart Component that increase the length of life and the flexibility and improve the comfortable circumstance in buildings.

  • The importance of a building management is embossed at construction industry and the concernment about a lengthening longevity and a efficient management of construction project is concentrated. At present, a study about maintenance management of existing building is progressed and normal papers concentrate in partial construction project for showing management method. This paper proposes Management method that make use of RFID/USN at the whole course of construction project that is composed plan, design, supply, construction, operation, maintenance management and so on. First of all, this paper analyzes process and applicable scope of RFID/USN at construction project. At each step, use scope, location, method and so on are decided at plan, design step and equipment, human power, materials and so on are established at supply step. real time progress, human power, safety, material, equipment management and so on put in operation at construction step and building is managemented real time by established sensor tag and wireless sensor network. This paper want to helps efficient project progress and management and presents convenience of maintenance management.

  • The purpose of this study is to suggest the rational plans of Construction Policies under Product Liability Law. The results of this study are summarized as follows: 1) Analytical survey of actual Influence under Product Liability Law in Construction Industry. 2) Review of Business Strategies of Constructor and Building Material Supplier. Although real estate including apartment is excepted from the application of product liability law, constructor are not perfectly free to the product liability law. And the expectancies of this paper are that it can be used as efficient data for improvement of system to systematize contents of Product Liability Law in korea.
