Submarket Identification in Property Markets: Focusing on a Hedonic Price Model Improvement (부동산 하부시장 구획: 헤도닉 모형의 개선을 중심으로)

  • Two important issues in hedonic model are to specify accurate model and delineate submarkets. While the former has experienced much improvement over recent decades, the latter has received relatively little attention. However, the accuracy of estimates from hedonic model will be necessarily reduced when the analysis does not adequately address market segmentation which can capture the spatial scale of price formation process in real estate. Placing emphasis on improvement of performance in hedonic model, this paper tried to segment real estate markets in Gangnam-gu and Jungrang-gu, which correspond to most heterogeneous and homogeneous ones respectively in 25 autonomous districts of Seoul. First, we calculated variable coefficients from mixed geographically weighted regression model (mixed GWR model) as input for clustering, since the coefficient from hedonic model can be interpreted as shadow price of attributes constituting real estate. After that, we developed a spatially constrained data-driven methodology to preserve spatial contiguity by utilizing the SKATER algorithm based on a minimum spanning tree. Finally, the performance of this method was verified by applying a multi-level model. We concluded that submarket does not exist in Jungrang-gu and five submarkets centered on arterial roads would be reasonable in Gangnam-gu. Urban infrastructure such as arterial roads has not been considered an important factor for delineating submarkets until now, but it was found empirically that they play a key role in market segmentation.

Energy Consumption and Carbon Release from Management of Urban Vegetation (도시식생의 관리에 의한 에너지소비 및 탄소방출)

  • 이산화탄소는 기후변화를 야기시키는 주요 온실가스이다. 본 연구는 춘천시, 강릉시, 서울시 강남구 및 중랑구를 대상으로 토지이용유형별 식생관리에 기인한 에너지소비 및 탄소방출을 잔디깎기, 전정, 관수, 시비, 살충제시용 등의 식생관리실태를 면담설문 및 일부 실측을 통해 파악하였다. 동일 토지이용유형 내 식생관리강도는 대체로 도시간 및 구간 통계적으로 유의한 차이가 없었다. 수목관리에 의한 연간 총탄소방출량은 토지이용유형에 따라 단위피도면적당 36.0~209.7g/m2로서 교통용지에서 가장 많았다. 잔디관리에 의한 연간 총탄소방출량은 단위잔디면적당 7.4~69.3g/m2로서 공원에서 가장 많았다. 이들 총탄소방출량 중 수목의 경우 전정이 토지이용유형에 따라 96.8~99.7%를, 잔디의 경우 잔디깎기가 91.9~100%를 각각 차지하였다. 도시식생의 연간 순탄소흡수를 최대화하기 위해서 가로수의 전정과 공원 내 잔디깎기에 의한 탄소방출을 최소화할 식재계획 및 관리가 요구된다.

  • 국가지리 정보체계 (NGiS: National Geographic information Systems) 기본계획 하에서 국가수치기본도가 완성되었음에도 불구하고 교통부문에 GIS의 활용이 미흡하다. 그 이유는 기존 교통관련 S/W가 교통GIS DB를 받아들일 수 없기 때문이다. 이러한 시점에서 본 연구에서는 NGIS에 기초한 교통GIS DB의 이용활성화의 일환으로 교통GIS DB와 기존 교통계획S/W와 상호 Interface할 수 있는 전환 모듈을 개발하였다. 구체적으로는 기존 GIS S/W를 활용하여 교통GIS DB와 기존 교통계획 S/W인 TRANPLAN간의 연계모듈을 개발하였다. 최종적으로는 개발한 연계모듈을 서울시 강남구, 서초구와 경기도 과천시, 용인시에 걸친 일대를 시범지역으로 적용해보았다.

A Spatial Distribution Analysis and Time Series Change of PM10 in Seoul City (서울시 PM10 공간분포 분석과 시계열 변화)

  • In this study spatial analysis of PM10 was performed to Particulate Materials(PM) less than $10{\mu}m$ in diameter in Seoul city. Because PM10 are responsible for the increasing mortality rate of lung cancer and cardiovascular diseases, spatial distribution of PM10 are special interest in air pollution of Seoul. In this study, spatial analysis of Particulate Materials were monitored by monthly averaged PM10 concentration of 2010, 2011. The monthly spatial patterns of PM10 showed the west area of Seoul(Youngdungpo) higher PM10 concentration than northern part of Seoul in early spring and winter seasons. In the comparison of PM10 concentration distribution patterns in 2010 and 2011, the PM10 concentration of 2011 at Gangnam and Songpa-gu were more increased than yearly averaged patterns of 2010. The distribution patterns of PM10 in Seoul city showed the high concentration PM10 of several areas with Youngdungpo-gu, Gangnam-gu and Cheongnyangni. Therefore we need to establish PM10 management strategy for these area.

  • Most Studies for office market have focused on large-scale office buildings. There is, if any, a little research for small and medium-sized office buildings due to the lack of data. This study uses the self-searched and established 1,056 data in Gangnam-Gu, and estimates the data by not only linear regression model, but also data mining methods. The results provide investors with various information of price determinants, for small and medium-sized office buildings, comparing with large-scale office buildings. The important variables are street frontage condition, zoning of commercial area, distance to subway station, and so on.

  • The purpose of this study is to analyze the locational characteristics of bank branch offices in Kangnam-Gu, Seoul by using Geographic Information System. The number of bank branch offices have sharply increased due to financial liberalization, while the scale of them is getting smaller. The procedure of this research has four steps. First, the spatial distribution of bank branch offices in Seoul is analyzed by the places and time. Second, the spatial variations of bank offices in dong districts of Seoul is explained by factor analysis and multiple regression analysis. Third, the location-allocation model which is embedded within network module in Arc/Info is applied in order to find out optimal location of bank offices in Kangnam-Gu. Finally, the grid module is used in creating the potential surface map for locational sites of new bank branch offices The factors to affect the location of the bank offices contain mainly economic variables including local tax, collUl1ercial area, total establismnent and total employment. The actual locational pattern of bank offices is similar to the idealized locational pattern proposed by the function of min-distance in location-allocation models. In conclusion, this study shows that spatial analysis functions may potentially be improved using GIS technologies. However in order to analyze the location of bank offices more precisely, it should be found out the way to collect more appropriate data, construct computerized base maps, and investigate consumer behaviour and behavioural characteristics of bank themselves..

  • There are various approaches to treatment for patients with fully edentulous jaw. In maxilla, it is easy to obtain sufficient stability, support, and retention with the traditional full denture method. In mandible, however, there are difficulties caused by anatomical limitations. In this case, treatment with implants can be considered. If it is difficult to place implants in posterior area, a fixed complete denture can be considered, using 4 - 5 implants anterior to mental foramen. This approach has changed in many ways, such as surgical methods and materials used, over the years. This case report compares two approaches and their changes over time, especially in the cases of mandibular fixed prostheses using implants, paired with maxillary complete denture.

Analysis of Influenza Virus Isolates in Seoul during 2003-2004 Season (2003-2004 절기 서울지역의 인플루엔자 바이러스 분리 및 아형 분석)

  • Influenza is an important public health problem which occurs almost every winter in temperate climates and is often associated with increased rates of hospitalization and death. In 1999, our influenza surveillance was initiated with 4 voluntary sentinel physicians and the Public Health Center. During the 2003-2004 influenza season, 124 influenza viruses were isolated from 401 clinical specimens, which were collected from patients with Influenza-like illness(ILI) in Seoul. The case definition of ILI is a case with fever more than $38^{\circ}C$ and systemic symptoms; cough, or sore throat. ILI was the highest at the 20-49 age $group(23\%)$ and the rate of virus isolation was the highest at the 7-19 age $group(50\%)$. Among 124 influenza viruses, isolates 83 were identified as A/H3N2 type and others were subtyped as influenza B viruses in 2003-2004 season. Influenza viruses were collected $39.1\%$ at Nowon-Gu, $13.5\%$ Gangnam-Gu and Seocho-Gu etc. and the isolate rate of virus had the area difference; Yongsan-Gu $66.7\%$, Gangnam-gu $50.0\%$, Nowon-Gu $39.9\%$, Kangbuk-Gu $36.8\%$, Seocho-Gu $27.8\%$, Dongjak-Gu $21.2\%$. Out of 401 individuals, 160 was vaccinated $(40\%)$ and the vaccination rate was the highest at the 20-49 age $group(32\%)$. These findings may contribute to the recommondation of the influenza vaccine formulation and the development of influenza control measure.
