일본 SI집합주택 가변인필 시스템의 구성체계 분석 (A Study of the Variable Infill System for Skeleton/Infill Housing in Japan)

  • Skeleton/Infill Housing in Japan was developed in 1979 in order to provide a solution to the modem problem of the need to flexibly respond to diversified demands for housing, and to establish a social basis of housing as public housing complexes are realized. In this system, the "skeleton" like building structure, which has a social nature, is separated from "infill" such as interior furnishings, which have more individuality, The public body was the unified supplier of the skeleton, and the private sector satisfied each household's needs in tenus of infill using a demander participation approach, Today however, Skeleton/Infill Housing is required to solve an entirely new housing problem, necessitating a dramatic change of infill. For this reason, this study aims to clear the infill within the system and propose a more flexible system which can provide appropriate information to improve the infill.

장수명주택 인증을 고려한 OSC공법 주택의 가변형 평면계획 연구 (Flexible Unit Floor Plan of Off-Site Construction Housing Considering Long-Lasting Housing Certification System)

  • 인구 및 기술의 변화속도가 빠른 현재 상황에서 장수명주택인증은 건물의 물리적 및 기능적 수명 연장 견인책이다. 장수명주택 인증요건인 가변성과 수리용이성은 인필요소를 구조와 구분하여 교체 및 변경하도록 유도한다. 이러한 방식은 공업화주택의 특징과도 부합하여 설계 및 시공방법의 변화로 두 가지 주택 유형은 함께 활성화될 수 있을 것이다. 본 연구에서는 이러한 특징을 고려하여 OSC공법을 활용한 공동주택 모델이 장수명주택 인증기준을 충족하도록 계획하였다. 이러한 결과로 평면가변성 및 설비배관의 설치방법, 화장실 공사 방법 등을 습식 공법과는 다른 방식을 적용하여 제시하였다. 가변형 평면은 22m2와 46m2의 두 가지 타입 평면을 확장하여 69m2평면을 만드는 세대통합방법 그리고 가변 가능한 건식패널 벽체를 활용하여 69m2평면을 여러 가지로 계획하는 방법을 제안했다. 이러한 가변성은 9m×10.5m 스팬의 강콘크리트 합성구조 및 일체형 슬래브로 SI시스템 중 서포트 부분을 구성하고 비내력 외벽 및 내벽, 배관 등을 인필부분으로 구분하여 건축구성재를 부품화하는 방식으로 만들 수 있다. 이러한 서포트와 인필 분리 만으로도 시공법과 관련된 기준을 상당부분 충족할 수 있다. 현재 인필요소를 교체 용이하게 하는 기술은 탄소저감 등에서 국가에 편익이 증가할 수 있으므로 활성화를 위해 세제혜택 등의 인센티브 도입을 검토할 필요가 있다.

거주자 요구를 토대로 본 가변형 아파트의 서포트와 인필 시스템 (The Support and Infill System of the Flexible Plan of Multi-Family Housing Based on Inhabitants' Need)

  • The study suggests that to compensate for the variety of inhabitants, flexible housing plans are needed. Furthermore, it proposes the support and infill system for the flexible plan of multi-family housing based on the inhabitants need. The inhabitants' need for the flexible plan of multi-family housing was studied using a survey using models. The survey target was the 100 housewives living in a $126.6m^2$(sold as 45 Pyeong) Apartment in Busan. The characteristics of the respondents were first examined, then to figure out the attitude towards the need for the flexible plan of multi-family housing, the concept and preference for the plan, and the satisfaction level of the current apartment plan were analyzed. To find out the structure of the flexible plan of multi-family housing, the need for the structure, furniture, light, and finishing materials were studied. Lastly, to learn the durability of the construction material, the preferred moving period and the reasons were researched. On the basis of the findings, the support and infill system was suggested.

  • The purpose of this study was to suggest the Support and Infill system for 126.6m$^2$-sized housing unit which meets residents' variety. The subjects were 100 housewives who lived in 126.6m$^2$-sized housing unit in the apartment complex, Busan. The data was collected by using model and questionnaire. The model was made to be same as the current 126.6m$^2$-sized floor plan. The residents preferred the flexible housing unit apartment complex. Also, the residents' needs for floor plan of housing unit were various. Therefore, the development of flexible housing unit is needed. On the basis of these findings, the support and infill system for 126.6m$^2$-sized housing unit was suggested.
