An Analysis of Residents Satisfaction on Government-Initiated Community Housing - Focusing on the Seoul Government Cases -

Various factors, such as the increase of single and two-person households, struggling to pay for housing and living, aging and low birth-rates, have contributed to the interest in community housing. Community housing initiated by Seoul city government is for the purpose of the housing supply of low housing expenses and customized housing by household-type. Compared with the view from the supplier of the precedent researches for the community housing, this study starts from the background that it has to study in the position of the residents living directly for the community housing activation. The object of study analyze the residents satisfaction on community housing which is initiated by Seoul city government after 2013. The results of this study as the followings; firstly, Government-Initiated Community Housing coincide with the purpose of housing expense savings, but Having critical mind about additional expenses for housing management operation after move-in. Secondly, Both private-public co-initiated land-lease community housing and public initiated rental housing get start from the organization of cooperative. The satisfaction of private-public co-initiated community housing is generally high because of well-customized housing construction and the community organization after move-in. Thirdly, Depending on the target or type, the role of public sector needs to be diverse and clear. In addition to this, it is necessary to consider for housing operation and revenue generation. Reflecting the interest of community housing, this study provides the implication in that the satisfaction of the public-led community housing makes little difference with public rental housing except the organization of cooperative and the residents-oriented decision making process before and after housing construction.
