It seems that contractors would compete fiercely to secure contracts in the remodelling market since it is expected that remodeling emerges as a new alternative market because of the fast pace of aging of apartment houses built in the era of expansion. The goal of this study by analysing the questionnaire survey is to present effective decision making procedure by analyzing weighting and importance of various factors in the assessment when contractors make decisions whether to participate in the bid for projects. At first glance on the results of this study, there is no significant difference at the Planning/Design stage on the importance among size of turnover of the firm or position of respondents in the firm which is, however, different from the results at the Contract/Construction stage and Use/Maintenance stage. Analysis on importance hierarchy using AHP put the highest importance on the consent rate of owners for the project and it is believed to be the foundation of the success. The next highest in importance are the discrepancy between design drawings and the site condition, the need of structural reinforcement, etc This study is meaningful in terms of that it suggests the priority of factors on which contractors and their employers put importance and how they recognize each element when it comes to the descision making process of remodeling project participation.
