An Analysis of the Change in Space Efficiency based on Various Tall Building Corner Shapes and Lease Spans

Abstract

This analytic research is to, quantitatively, measure the influence of tall building's corner shapes to the spatial efficiency for its internal use of the space. The actual influences by the corner shapes in a low building might be ignorable, but when it comes to tall buildings, due to its numerous floors, accumulated impact to the building's economic feasibility can be significant. To verify this assumption, several floor plan shapes, analysis conditions and the analyzing program are determined based on preceding researches. Brief of the analysis is following. First, Square-cut coner shape is the most obstructive and the Diagonal least. The difference in changing effect can exceed quadruple. Second, Average number of the influential effect on spatial efficiency is about 4% comparing to the building without the corner cuts. Third, the relationship between the lease span and its spatial efficiency is directly proportional so that, at the early stage of a tall building planning, variations of the building corner shape and the lease span should be controlled together to obtain the level of objective spatial efficiency.
