Abstract
Building maintenance inspection system requiring a regular inspection of maintenance on facilities over a gross floor area of 3,000 square meters was implemented from 2013. Building maintenance inspection system has maintenance management processes that help to perform repairing and rehabilitating works based on the results of visual and planned inspections on 50 detailed checklists under 6 categories classified by experts. Through the AHP survey of expert group, this study aims to suggest possible future methodologies that can be utilized in the practical maintenance of buildings by drawing out the weighted values from the inspection checklists specified in the existing Building Act. The result of AHP analysis showed that improvement measures on the evaluation of checklists are required in order to prevent safety incidents by setting up a relatively high weighted values of safety checklists such as building structure and fire safety inspections to 1.5-1.6.
